Gavin Pike agreed to meet because Marcus lied.
He told him Robert Hayes wanted to settle the Birch Capital debt quietly.
They met in a diner at eleven in the morning.
Robert arrived first.
Marcus sat three booths away.
Gavin entered wearing the same tan jacket from the photograph.
He slid into the booth.
"You look worse than your pictures."
Robert smiled faintly.
"You look exactly like yours."
Gavin's expression tightened.
Robert placed the photograph of Vanessa on the table.
Gavin looked at it.
Then at Robert.
"You hired someone."
"Yes."
"You want to settle?"
"I want the truth."
Gavin leaned back.
"Truth is expensive."
Robert placed a copy of the forged mortgage beside the photograph.
"Fraud is more expensive."
Gavin's eyes narrowed.
"You should talk to your son-in-law."
"I am."
"You're talking to me."
Robert leaned forward.
"Daniel used you to forge my signature."
"I never forged anything."
"Your dead notary commission appears on the authorization."
Gavin's face remained still.
Too still.
Robert continued.
"Someone tried to change my insurance beneficiary."
"Not my problem."
"The request came from Daniel's office."
"Still not my problem."
Robert placed one final page on the table.
It was a letter Eleanor had prepared.
Gavin read the first lines.
His face changed.
It notified him that Robert intended to report the forged mortgage, unauthorized transfer and attempted beneficiary fraud to state and federal authorities.
Gavin pushed it back.
"What do you want?"
"Tell me Vanessa's role."
Gavin laughed softly.
"You really want to know?"
"Yes."
"You might wish you didn't."
Robert waited.
Gavin looked toward the window.
"Daniel came to me first."
"When?"
"Ten months ago."
"For the loan?"
"For everything."
Gavin described it piece by piece.
Daniel's development company had been overleveraged.
A major investor withdrew.
Daniel borrowed privately through Birch Capital.
The loan required additional collateral.
Daniel forged Robert's authorization.
Vanessa provided access to account numbers, insurance documents and property records.
Robert listened without interrupting.
"Did Vanessa know the signature was forged?"
"Yes."
Robert's throat tightened.
"How do you know?"
"She watched him sign it."
Gavin took out his phone.
"I recorded some meetings."
Robert stared at him.
"Why?"
"Because Daniel scares me."
Robert almost laughed.
"You helped him commit fraud."
"That doesn't mean I trust him."
Gavin scrolled.
He played an audio recording.
Daniel's voice came first.
Once Robert dies, Margaret gets the policy. Vanessa can get it from her.
Vanessa answered.
Not immediately. Mom will be destroyed.
Daniel said, Then you give her a reason to believe we're about to lose Grace's future.
A pause.
Vanessa whispered, She'll give me anything if I cry.
Robert closed his eyes.
Gavin stopped the recording.
"There's more."
Robert forced himself to look at him.
"Play it."
Another recording.
Vanessa's voice.
If Dad changes anything, we're screwed.
Daniel.
Then make sure he doesn't.
Vanessa.
What does that mean?
Daniel.
Keep him calm. Keep Margaret out of the office. Get copies of everything.
Gavin stopped.
Robert stared at the tabletop.
"Did they ever discuss hurting me?"
"No."
Robert looked up sharply.
"You're sure?"
"As far as I heard, no. Daniel wanted you ignorant, not dead."
Robert let out a breath he had not realized he was holding.
Gavin added, "But after the beneficiary change failed, Daniel got desperate."
"How?"
"He wanted Vanessa to convince Margaret to sign a post-death family loan agreement."
"Meaning?"
"Margaret gets the insurance. She loans it to Cole Urban Development. Daniel pays Birch. The fraudulent collateral gets quietly released."
"And Margaret never knows what happened."
"Exactly."
Robert looked toward Marcus's booth.
Marcus was listening through a small receiver.
Robert said, "Why are you telling me this?"
Gavin smiled bitterly.
"Because Daniel hasn't paid me."
That answer disgusted Robert.
At least it was honest.
"What was on the flash drive?"
Gavin's face changed.
"You saw that?"
"What was on it?"
"Copies of the loan files."
"Give them to me."
"No."
Robert leaned back.
"Then I'll report everything today."
Gavin stared at him.
"You'd destroy your daughter."
"No."
Robert's voice was quiet.
"She made choices. I am trying to stop those choices from destroying my wife."
Gavin studied him.
Then he said something Robert never forgot.
"Your daughter isn't the one you should be afraid of."
"Daniel?"
Gavin shook his head.
"Fear Daniel when he's cornered."
Robert stood.
"So you've said."
Gavin looked up.
"No. You don't understand."
He lowered his voice.
"Daniel has already started preparing to make Vanessa look like she did everything alone."
Robert froze.
"What?"
"He moved emails. Changed account access. Reassigned ownership of one shell company into her name."
Robert sat down again.
"Why?"
"Because if the fraud comes out, he plans to sacrifice your daughter."
Robert felt sick.
For all Vanessa had done, she was still his child.
A guilty child.
A dishonest child.
But his child.
Gavin pushed a napkin toward him.
On it he wrote an address.
Storage Unit 214.
"What's that?"
"Daniel keeps physical files there."
Robert took the napkin.
"If you go after him," Gavin said, "don't tell Vanessa first."
"Why?"
"Because she'll warn him."
Robert knew that was probably true.
He left the diner carrying a truth he had wanted and immediately wished he could erase.
Vanessa was guilty.

And somewhere inside a storage unit was enough evidence to destroy both of them.
